Does Anyone have a good telemarketing script they would like to share?

I’m the telemarketing manager at a small mortgage broker in Madison Wisconsin and I have come to a spot where I can not find a telemarketing script that doesn’t bring in 90% nonborrowing leads. I’m able to generate around 50 leads a week with a survey script, but most of the surveys do not bring in money.  Any help would be greatly appreciated…
